Tile Roof Cleaning Services You Can Trust

Most tile roofs benefit from an annual visual inspection and cleaning when algae, moss, lichen, dark streaks, or debris become noticeable. Properties surrounded by trees, exposed to persistent shade, or located in humid conditions may need attention more often. Cleaning should be based on the roof’s condition rather than a rigid schedule, using a tile-safe, low-pressure method.

High-pressure washing is generally not the preferred approach for tile roofs because excessive force can crack, dislodge, or erode tiles and may push water beneath them. A professional soft-washing or low-pressure process uses appropriate cleaning solutions and controlled rinsing to treat organic growth while reducing unnecessary stress on delicate roofing materials.

Tile roof cleaning can address common organic buildup such as algae, moss, lichen, mold, mildew, black streaks, dirt, and loose leaf debris. Results depend on the stain type, how long it has been present, and the tile’s condition. Some permanent discoloration or material wear may remain even after contaminants have been properly treated and removed.

A careful cleaning crew protects nearby plants, exterior surfaces, and drainage areas before treatment begins. This typically includes wetting vegetation, managing runoff, applying cleaning products in controlled amounts, and rinsing surrounding areas as needed. Let the team know about sensitive plants, ponds, or outdoor features so they can be considered in the preparation plan.

Cleaning time varies with roof size, pitch, accessibility, the amount of buildup, and weather conditions. A smaller, lightly soiled roof may take only several hours, while larger roofs or roofs with heavy organic growth can require more time. The crew can provide a clearer expected timeframe after reviewing the roof and access conditions.

You do not always need to be home if the crew has safe exterior access and all project details have been confirmed beforehand. However, someone should be available by phone for questions. Please secure pets, clear vehicles and outdoor items from work areas, and identify any access instructions before the scheduled service.

Regular removal of moss, algae, lichen, and debris helps limit moisture-holding buildup on the roof and allows water to move more freely through drainage paths. Cleaning cannot repair damaged tiles or replace roofing maintenance, but it can be an important part of maintaining a cleaner, more visible roof surface and identifying potential concerns early.

Move vehicles away from the work zone, close windows, secure pets indoors, and remove or cover delicate outdoor items near the home. Tell the crew about irrigation controls, sensitive landscaping, roof leaks, damaged tiles, or restricted access points. These details help the team prepare the site and complete the service safely and efficiently.
